About the Founder
Daniel Cooper founded PortOS after years of watching the same pattern repeat across the multifamily portfolios he worked with: real operational dollars sitting uncaptured, often invisible to owners because of the knowledge gap between ownership and management.
He's the co-founder and broker at Cooper Murdock, a full-service commercial real estate firm in the Kansas City metro with over $50 million in AUM. Cooper Murdock has closed nearly $10 million in leasing and sales transactions since opening in 2024 and has managed over 1,000 units across multiple portfolios. Daniel has personally underwritten 100+ commercial and multifamily deals throughout his career. He has also been on the construction and insurance sides of the industry.
Daniel was raised in a small town outside Kansas City by a Vietnam veteran and lifelong carpenter — a father who taught him that work is a reflection of values. That's how PortOS operates: direct, no shortcuts, numbers over narratives, and skin in the game on every engagement.
About PortOS
Why we exist
Years of brokering commercial real estate and running a property management company taught us something we didn't expect: most of what owners don't know about their own portfolios is being kept from them. Not maliciously, in most cases. Just structurally.
Property management companies have no incentive to surface problems that make them look bad. Owners don't know what questions to ask, because the operating side of multifamily is a complicated universe most of them have never had to go deep into. Monthly reports show numbers but not whether those numbers are good, average, or quietly costing the owner tens of thousands of dollars a year.
We watched this play out again and again. Smart owners — people who had built real wealth, who could underwrite a deal in their sleep — handing operational decisions off to management companies and then losing real money without ever knowing it happened. Sometimes they suspected something was wrong but couldn't name it. Sometimes they didn't suspect at all. Either way, the pattern was the same: a persistent knowledge gap between the people who owned the asset and the people operating it.
We built PortOS because that gap doesn't need to exist.
What we believe
Owners deserve honest knowledge about their own portfolios. Not pitches. Not vague advisory frameworks. Not "here are some things to think about." Specific, grounded, operator-informed knowledge about what's actually happening inside their asset. If someone's going to tell you what's wrong, they should be willing to put a number on it and stand behind it.
The best diagnosis comes from someone who's been on both sides. You can't fully understand what a property management company isn't telling an owner unless you've run one yourself. You can't fully understand what an owner is missing unless you've underwritten the deal, signed the leases, and renegotiated the vendor contracts. That dual perspective is what makes a diagnosis useful — and what most of the "advisory" world is missing.
Property management companies aren't the enemy. The gap is structural, not personal. Good PMs welcome honest third-party eyes on their work because it gives them a roadmap. Underperforming PMs don't — and that's information the owner needed anyway. Either way, the goal is a better operating relationship, not an adversarial one.
Risk should be on the people giving the advice. If an advisor can't carry the downside of their own recommendations, they haven't earned the fee. We don't ask owners to pay for findings we didn't deliver.
Numbers over narratives. Operators over consultants. Honest work over polished decks. These aren't preferences. They're how we were raised to work.
